1. Booking Agreement

Welcome to Casa Oso. By completing a reservation through casaoso.info, you ("Guest") agree to these Terms & Conditions, which govern your booking and stay. We've put these in place to ensure every guest has the experience they came for.

2. Reservations & Payment

All reservations require full payment at the time of booking unless otherwise stated. Rates are quoted in USD and include applicable taxes. Unpaid reservations are held for a maximum of 24 hours, after which they may be cancelled and the dates released. Casa Oso reserves the right to cancel any reservation resulting from a pricing error.

3. Cancellation & Refunds

In accordance with California Senate Bill 644 (effective July 1, 2024), all reservations for California properties made on or after that date may be cancelled within 24 hours of booking confirmation. Refund eligibility beyond that window is determined by the cancellation policy displayed on your specific property listing at the time of booking. By completing your reservation you acknowledge and agree to that policy.

All refunds, including those issued under the 24-hour cancellation right, are net of non-recoverable payment processing fees charged by Stripe (typically 2.9% + $0.30). These fees cannot be recovered once a transaction is processed and will be deducted from any amount refunded. Approved refunds are issued within 5 business days. Additional processing time from your bank or card issuer (typically 3-10 business days) is outside our control. Refunds are returned to the original payment method only and cannot be redirected to a different card or account.

Guests who do not arrive on the scheduled check-in date without prior cancellation are not eligible for a refund.

4. Check-In & Check-Out

Check-in and check-out times are listed on your property page and booking confirmation. Early check-in or late check-out is available upon request and approval only, and is subject to an additional charge. It cannot be guaranteed regardless of request.

5. Occupancy

Each property has a maximum occupancy limit as stated in the listing. Children aged 2 and under are excluded from the occupancy count. Exceeding the stated occupancy is a violation of these terms and may result in immediate termination of the stay without refund.

6. Respecting the Property & Neighbors

Our properties are in close-knit rural communities, and we ask all guests to treat them with the same care they would their own home. To protect the experience for everyone, the following are not permitted: parties or events beyond the listed occupancy, excessive noise between 10pm and 8am, smoking indoors, or any illegal activity on the premises.

7. Pets

Pets are welcome at properties explicitly marked as pet-friendly. Unauthorized pets may result in additional charges and/or termination of the stay without refund.

8. Rural Environment & Safety

Casa Oso properties are located in the rural Sierra Nevada foothills. Part of what makes these places special also means being prepared for the natural environment. By booking, guests acknowledge and accept the following:

Wildlife, insects & rodents: You may encounter wildlife including deer, black bears, mountain lions, birds of prey, coyotes, tarantulas, rattlesnakes, and other reptiles in the surrounding area. All Casa Oso properties are enrolled in an ongoing professional pest control program. Despite this, indoor occurrences of insects, rodents, or other pests are a known characteristic of rural environments and do not constitute grounds for refund or complaint.

Wildfires: The Sierra Nevada experiences wildfires as an annual seasonal occurrence, typically between June and October. Guests may encounter smoke or reduced air quality during their stay. Casa Oso is not liable for air quality conditions or wildfire activity.

Outdoor fires: Open outdoor fires using wood, pellets, or any solid fuel that produces sparks or embers are prohibited from May 1 through October 31, in compliance with California fire regulations and county burn restrictions. Where a property is equipped with a propane fire table or propane fire pit, guests may use it year-round - propane appliances do not produce flying sparks or embers and are not subject to seasonal burn bans. Violation of the solid-fuel fire prohibition may result in immediate termination of the stay without refund, and the guest assumes full liability for any resulting damage or fines.

9. Yosemite National Park

Casa Oso Vacation Rentals operates independently from Yosemite National Park and has no affiliation with or control over National Park Service operations, policies, or access. Timed entry permit requirements, pass availability, park closures, or road closures do not constitute grounds for cancellation outside the applicable cancellation window, nor do they entitle guests to a refund. We recommend securing any required permits in advance of your arrival.

10. Damage

Guests are responsible for any damage to the property beyond normal wear and tear. Casa Oso reserves the right to charge the payment method on file for repair or replacement costs.

11. Force Majeure

In the event of a government-mandated travel restriction, natural disaster, or other circumstances outside either party's reasonable control, Casa Oso will review refund requests on a case-by-case basis in accordance with applicable California law.

12. Liability

While we do everything we can to ensure a safe and comfortable stay, guests assume responsibility for their own safety and that of their party during their visit. Casa Oso is not liable for personal injury, loss, or damage to personal belongings.

13. Governing Law

These Terms & Conditions are governed by the laws of the State of California. Any disputes shall be resolved in the courts of California.

14. Lost & Found

Items left behind after checkout will be held for a reasonable period. To arrange return of a lost item, contact us at office@casaoso.info.

A $20 convenience fee applies to all lost and found requests to cover handling and processing. All postage and packaging costs are the guest's responsibility and are calculated using USPS Priority Mail Flat Rate rates. Pre-payment of the convenience fee and estimated shipping costs is required before any item is shipped. If the actual shipping cost is less than the amount pre-paid, the surplus will be refunded to the original payment method.

Please allow a minimum of 7 days for processing. Once shipped, delivery time is determined by the carrier and is outside our control.
